When analyzing land for improvement, a due diligence period is often required. During this time we will investigate, inspect, and conclude the possibilities for future development. Our feasibility study will determine if we would like to make an offer to purchase.
It's difficult to determine how long a project can take without defining the scope of work. In some cases, properties are subdivided and in other cases we work with engineers to subdivide them. Site planning, soil testing, grading, and land preparation is required. When considering to build, we first analyze the market to determine the after construction value. We make sure the cost to build supports the resale value. It's rare for new construction to not trump the current market value but when it does, acquiring the land becomes optional.
Properties with utilities onsite such as power, water, and sewage can offset the cost of development. Public utilities often tap-in from the county where the property is located. Not having onsite utilities isn't a deal breaker nor does it mean the development isn't profitable. It simply means an extra step is required when developing.
